  • Who owns and runs Terrace View? Terrace View is a family-owned and operated retirement village, built in 2014 and run by the Ennor family ever since. Decisions are made locally by people who are personally invested in this place — not a corporate head office. Come and feel the difference for yourself.

    Is Terrace View registered and certified? Yes. We are registered under the Retirement Villages Act 2003 and meet all Health & Disability Sector Standards through the Ministry of Health. You're in safe hands.

  • What is an Occupation Right Agreement (ORA)? An ORA gives you the right to occupy your home at Terrace View for life. It's the standard model for retirement village living across New Zealand, and it sets out your rights, our obligations, and the financial terms clearly. Independent legal advice is required before signing we'll make sure you have everything your lawyer needs. Call Tineke to talk through how it works in plain English first.

    Do I own the property? The ORA gives you the right to live in your home for as long as you choose — legal ownership of the property stays with the village. This is standard across New Zealand retirement villages. Your lawyer will explain what this means for your situation.

    Is there a cooling-off period? Yes — 15 working days after signing to change your mind, for any reason, with a full refund. No questions asked.

    Can I use a family trust to enter into an ORA? In many cases, yes. Talk to Tineke and your lawyer about your specific situation — 03 307 6140.

  • What fees are involved? There are three things to understand: an Entry Payment to secure your home, a weekly Village Fee, and a Deferred Management Fee (DMF) that applies when you leave. We're completely transparent about all of it — no surprises. Call Tineke for a full breakdown tailored to the option you're interested in.

    What is the Deferred Management Fee? The DMF is a standard feature of New Zealand retirement villages. At Terrace View it's a maximum of 28%, accrued over three years.     When do I get my money back after leaving? Once your unit is re-licensed to a new resident, your exit payment is processed promptly. Tineke can talk you through the timeline and what to expect.

  • What care support is available and what does it cost? We offer a range of care packages from light support through to full hospital-level care. Costs vary depending on the level of care you need.   • What accommodation options do you have? Four options across the full continuum of care — all on one campus:

    • Villas — Standalone 120m² homes designed for independent living. Two bedrooms, vaulted ceilings, open-plan living, stone benchtops, and a single garage. Light support services can be arranged as needed, but villas are designed for those who are active and independent. Villas available now.

    • Apartments — Spacious one and two-bedroom apartments with full kitchen, ensuite, laundry, and private outdoor space. Care can be provided up to rest home level — giving you independence today with the reassurance of support as your needs grow.

    • Care Suites — The only accommodation at Terrace View where you can stay for life, no matter what. Care scales seamlessly from fully independent right through to hospital-level — all within the same private suite. If you want to move in once and never have to move again, a care suite is the answer.

    • Rest Home & Hospital — Private rooms with ensuite for residents who need rest home or hospital-level clinical care. Available for both private-paying and government-subsidised residents.

  • It depends on where you start. Care suite residents can stay in the same room for life, right through to hospital-level care. Apartment residents can receive support up to rest home level. Villa residents who need more care than a villa can support may transition to a care suite or rest home room on the same campus. Whatever happens, you stay in the community you know.     What if my partner needs a different level of care? We support couples with different needs every day. You'll stay close to each other — just talk to Tineke about your situation and she'll find the right solution.

  • How does admission work? Admission is typically arranged through NASC (Needs Assessment and Service Coordination). We welcome both private-paying and government-subsidised residents. Short-term and respite stays are also available. Call Tineke to start the conversation — 03 307 6140.

    Does the Government Residential Care Subsidy apply? It may, depending on your financial situation. We recommend speaking with your NASC assessor or a financial adviser about eligibility. We're happy to point you in the right direction — just ask.tion

  • Are meals included? It depends on your living option and care package. Some include meals, others don't — but meals are always available. Tineke can talk you through what's included for the option you're considering.

    Are pets allowed? We understand pets are family. Small pets may be approved on a case-by-case basis depending on your unit. Have a chat with Tineke about your situation.

    Can family visit or stay overnight? Absolutely — this is your home. Guests are always welcome. For longer stays, just have a quick chat with management so we can make sure everyone's comfortable.

    Can I go on holiday? Of course. You're free to come and go as you please. For care residents, we just ask you to let the team know so your care plan can be adjusted while you're away.

    What activities are there? Weekly quiz nights, dancing, indoor bowls, exercise classes, seasonal events — and our famous Friday happy hour that nobody misses. There's always something on and always someone to enjoy it with.
